At first I thought, uh oh, more people will want to move here.  Then I realized they would see the town's median price for homes, average family income, car insurance, state taxes, etc. (they left out real estate taxes - the real killer) and decide otherwise... .  whew.gif

Medians and even more so, averages, tend to point out the sometimes hidden costs of living in a particular location. Of course, "Nice" being a somewhat subjective term, also adds the need foe personal choices before making a move to a new location. The only reason I would consider moving to Florida would be to live closer to my granddaughters. But that kind of info is seldom factored into these kinds of surveys. The fact is, most people live near where they work. Their choices are limited by commute times and income. Similar houses are available almost every where in the USoA. Shopping choices are only slightly different, even in quite rural areas.

I guess my point is that ones opinion of where one lives, is based more on personal choices and finding community involvements that allow one to share with others. Whether that will be interpreted as "nice" by others, is almost irrelevant.

I suppose that our relative closeness to a corruptly managed, crime ridden, decaying city just might have an effect on that ranking, also. dntknw.gif rofl.gif "Sour grapes are better than starving to death!"

Our 'small town' is listed 96 or 97th on the list of the 'top 100' and everyone I've spoken to is happy as it 'may' attract new home owners....  Nice to be 'recognized'...  Except you probably can't get here from there for all the road construction!!!

I'd rather have new home buyers. eek2.gif Even settle for used home buyers. Just as long as they buy up the over stocked market of houses and make the payments!

This one is in the same price range as the one you posted but as you can see is smaller. There are a lot of these available. They may have been second or winter homes and hardly used. I used to live near the water but it'd just not practical given insurance is almost impossible to acquire.

I think the 'economy' has been a boon to those looking for bigger houses. Found one near the local university in a beautiful section of Memphis, unfortunately, it is in a section of Memphis. rolleyes.gif

I'd wait a bit longer for any serious inquiries since the prices are still falling. Keep in mind that some of these properties increased 3 fold in 4 years time, so the prices are still high. Of course if your serious look here for repos http://www.realtytrac.com/ anywhere in the country, there are some very interesting new or barely new properties for a song. Newer properties are the key. Efficient housing will be the only investment that will increase in the future and the cost of retrofitting an old house will become a loser. Single family housing will become unaffordable without the efficiency of scale. New condo complexes close to needed resources will be prime real-estate, while the suburban home will be in decline.
It's happening now in prime markets. if you want to make a good investment buy something near D.C. With the new growing government prime housing is in demand. wink.gif It's certainly better than waiting for an Apple to crawl back up the tree. wink.gif

Went browsing in general via other realtor sites in the Sarasota area and found some really nice homes (with pool) in gated communities for under $500 grand. Sigh.

Jim, somehow the idea of living within walking distance of a golf course is an odd attraction.  Kind of like living within swimming distance of the ocean.  Thinking.gif

I'm not a golfer, myself, but living on or in a golfing community seems to be a big attraction in the southeast. Personally, if I'm going to be out sweating in the sweltering heat and Sun, you'll have to pay me more than you might want! Been there, done that. It's called farming. rolleyes.gif Frankly, I couldn't even afford to pay for keeping the 'grounds' on that small mansion! eek2.gif And don't forget the insurance, taxes, maintenance, etc. wallbash.gif The purchase price is almost irrelevant, it's the details that will get you!
